Negotiation and Acquisition
When you feel comfortable that you have sufficient information regarding each of the selected properties, private inspections of these properties will be arranged. I will accompany you during the private inspections; highlighting the positive and negative aspects as relevant to your brief. I do this objectively to ensure you do not over pay or miss an opportunity on a property.
If you decide you would like to make an offer on a property, I will prepare for negotiations with the vendors Agent. I will liaise with all relevant stakeholders in the transaction on your behalf with your written approval. The direction and progress of negotiations will be determined by you with constant consultation. You will be updated in writing of the outcome of all negotiations. Once an offer is accepted, with all terms and conditions agreed upon, arrangements will be made to sign and exchange contracts.

Ultimately the decision to purchase a particular property is yours. I will bring all the relevant information to ensure you are making an informed decision during the selection process. Once a property is selected by you, I will provide a market appraisal on the property along with a comprehensive property report.
If you decide that you would like to make an offer on the property, I will prepare for negotiations with the vendors Agent. This process will involve obtaining the following information from you in writing:
- The maximum offer you are willing to make on the property. This will include a completed and signed copy of an Authority to make an offer.
- Any terms or conditions to be included in negotiations and or the contract.
- Any inclusions to be specified in the contract.
- Position on cooling off period. (In accordance with S66W)
- Confirmation of sufficient settlement funds. This assessment will need to take into account buying costs (inc, stamp duty, LMI, Inspections, legal fees, insurance, Buyers agent fee etc).
The above required funds can be determined by your broker or bank. As a part of my service I will communicate with your broker or bank on your behalf up to the date of settlement. Any advice you require regarding your borrowing will need to be obtained directly from your broker or bank as I am unable to give you financial or lending advice.
On obtaining the above documentation I will commence negotiating a purchase price with the vendors Agent. Prior to the commencement of any negotiation I will have obtained a copy of the contract of sale, of which you will receive a copy. It is recommended that you have this contract viewed by a solicitor or conveyancer of your choosing. I can liaise with your lawyer on your behalf, however, it is imperative that you receive advice regarding the contract directly from your solicitor/conveyancer as I am not able to offer legal advice.
During negotiations I will be guided by and consider all relevant communications had with you. Any specific terms and conditions requested by you will be a necessary component of any negotiations.
Prior to the exchange of contracts, I will conduct a further inspection on the property ensuring that all appliances and inclusions noted on the contract are present and in working order and noted as such. This process can prove invaluable at the time of the pre-settlement inspection. On exchange of contracts a deposit (generally 10%) will be required. I recommend at this stage if you haven’t already had a building and pest inspection, that one be arranged immediately, keeping in mind the five-day cooling off period. As part of my service I can arrange for the inspections to be conducted on your behalf with a company of your choosing.
